Terms & Conditions:
- The applicant shall get the Reservation/ Application Form from Customer Support Centre office by depositing PKR2,000/
- All payments are to be made according to the category/size of the Plot, as per schedule of payment through Bank Draft/pay order in favor of “Al-Kabir Town (Pvt.) Ltd”.
- If the down payment will not be paid within specified time, the token payment being Nonrefundable will be forfeited.
- if the payment plan is not followed and the remaining amount not paid within the specified time, the payment will be forfeited and will be NON REFUNDABLE.
- The size and the location of the Plot is tentative and subject to adjustment after demarcation / measurement of the Plot at the time of handing over possession.
- Installments after due date from the applicant / allottee will only be accepted with surcharge at the rate of 1.5% per month (0.05% per day).
- If an allottee fails to pay two successive installments within the prescribed period. The allotment shall be liable to be cancelled.
- In case of extra area with any Plot, extra amount will be charged in addition to the total amount.
- For each preferential location, i.e. Corner, Facing Park & Main Boulevard Plot, applicants will pay 10% premium for each category.
- Plot allotted to an applicant shall not be used for any purpose other than applied or meant for
- No Applicant shall be paid by Management any interest/mark up against the amount paid by him in case of any delay in Project.
- All registration / mutation charges shall be borne by the allottee along with any other government tax in vogue.
- No construction can be done without the approval of the Design authorities of Al-Kabir Town (Pvt.) Ltd.
- The Management Committee of the “Al-Kabir Town (Pvt) Ltd”, reserves the right to allot/shall a Plot surrendered by an allottee (or cancelled from the name of the allottee due nonpayment of dues) to any other applicant or person and the ex-allottee shall have no right to such a Plot. The decision of the Management Committee shall not be challenged before any forum.
- Development charges are not included in the above mention cost of land i.e. (laying of roads, water supply, sewerage, gas underground electrification etc.) would be payable at the time of possession.
- The escalation and electricity charges will be payable at the time of possession.
- Transfer of the Plot allotted to an applicant shall be allowed only after receipt of full payment / charges. All registration mutation charges shall be borne by the allottee.
- In case of transfer of Plot, the first allottee will be bound to clear all committed dues payable to “Al- Kabir Town (Pvt) Ltd”, before the transfer.
- In case of any dispute between the alottee and “Al-Kabir Town (Pvt) Ltd”, the dispute will be referred to Arbitration of Management Committee of “Al-Kabir Town (Pvt) Ltd”, whose decision shall be final and binding on the parties.
- Every applicant will abide by these terms and conditions in addition to the by laws, rules and regulations governing allotment, possession, ownership, construction and transfer of Plot, enforced time to time from “Al-Kabir Town (Pvt) Ltd”, and any other Authority / Department competent to do so.
